There are many home insurance companies that have a website. Most of these websites include home insurance rate calculator or home insurance premium calculator. These calculators generate the replacement cost of the home, and based on this cost, the calculators indicate the premium. Practically, though insurance companies do not favor replacement cost of the property. Instead, they prefer giving only the depreciated value of the building, unless the homeowner is prudent enough to insist for cover that entitles him or her to the replacement cost of the home. Consequently, the premium charged on the policy also goes up.
There are two aspects of any home insurance; the building, and the valuables in it. Building if damaged needs to be reconstructed. The homeowner insurance calculator uses all the information, and arrives at the present rate of construction, i.e., how much it would cost the homeowner to build every foot of construction as on date of taking the policy. This rate for every foot is then multiplied by the size of the construction. This would be roughly the cost that the insured needs. Home insurances are taken for shorter duration unlike life insurance policies. Therefore, such rates too keep increasing each year or each period.
Any homeowners insurance, however, does not include costs towards insuring the household appliances and effects within the home. These vary from home to home. Replacement costs for these can also be insisted upon. Generally, the insurance company offers the depreciated value of these effects. If the homeowner insists on replacement costs, premium increases. Since home insurances are short term insurances, they do not cost much. But they also don't leave anything in the hands of the insured at the end of the term. Homeowner has to provide all the information, such as various fittings installed in the house, and their costs, etc. With this information, the calculators calculate the present dwelling cost, including the costs of various fittings, and other fixtures that are present in the home, and based on this, determines the premium applicable. Cost of the land is not included in these calculations. Nor is the cost of any registration.
